The California housing market accelerated last week, up 67.6 percent over cumulative sales to the same point in 2020. Overall, home sales are only slightly below their levels in late 2020 when statewide totals were near 15 year highs.
Last Wednesday, a federal judge ruled that the Centers for Disease Control and Prevention overstepped its bounds when issuing a national moratorium on evictions. This will largely not affect rulings in California, as Governor Newsom extended the state’s eviction moratorium in January to run through June 30.
However, a new rule from the Consumer Financial Protection Bureau does require attorneys and agents of landlords or owners of residential property (debt collectors) to provide written notice to tenants of their rights under the federal Center for Disease Control eviction moratorium. C.A.R. has created a new form to assist with this.
As we move into the second quarter Santa Barbara and Montecito continue to experience a strong seller’s market with limited inventory and high buyer demand. We are now just beginning to see the inventory increase while at the same time the average sales price in Montecito rose to $5,859,963 and rose to $2,225,636 in Santa Barbara.

Valley Heart Ranch, Montecito’s only coffee plantation spread over 9.5 acres is up for sale for 14.9 million. Located in Toro Canyon the estate produced 2,500 pounds of coffee last year.
