We have no idea who determined the official or unofficial boundaries for either Quadrangle? Over the years we’ve seen how the boundaries seem to move around depending on who you’re talking to. HEDGEROW

One of the most prominent communities within the coastal town of Montecito is the Hedgerow neighborhood.  Its boundaries are loosely defined as the areas alongside San Ysidro Road above the 101 Freeway up to East Valley Road and somewhere between Hot Springs Road on the West, and Sheffield Drive on the East. The area gets its name from the large estate homes that are surrounded by large hedges which offer privacy and security.

Perfectly located between the Lower and Upper Villages in Montecito the Hedgerow neighborhood is conveniently situated near Coast Village Road and all its restaurants, stores, and shops. Nearby you’ll find Butterfly Beach, the Four Season’s Biltmore Hotel, the Coral Casino, the new and fabulous Rosewood Miramar Beach.

Montecito has excellent schools which include the Montecito Union Elementary Schools, Crane School, and Laguna Blanca.  Many of the estates within Hedgerow were built in the early 1900’s many of which have enjoyed significant expansions and updates.
